Managing Maintenance Requests

As a landlord or property manager, you probably handle maintenance requests from your tenants on a regular basis.  The Streamline platform allows you to easily receive these maintenance requests from your tenants, as well as schedule them yourself and notify tenants.

Scheduling Maintenance Requests

Start by clicking on the Maintenance menu item on the left navigation.  Then, click the Schedule Maintenance button.

Start by selecting the property.  If this is a multi-unit property, the individual property units will appear.  Add a description after that.

The date, time, and duration fields are initially not required.  However, if one is entered, they all become required.

You may attach any images that you wish as well.

Once saved, if you have a tenant with an active lease on this unit, they will be sent an email notification.  If the request was scheduled, an email is sent to both you and the tenant which contains a calendar invite.

Once the maintenance request has been created, you can open it by clicking the Edit button in the Action column.  At this point, you can change the details like the Current Status, or you can send the tenant a message.  Simply type this message into the textbox and click send.  For each message that you send, the tenant will receive an email notification.  The tenant is able to respond by logging into their tenant portal and commenting on the maintenance request.

Once a maintenance request has been successfully completed, either set the status to Closed or delete the request.

Please note that all tenants on a rental agreement will be able to create maintenance requests, receive notifications, etc.

Maintenance requests that have been scheduled within the next 7 days will appear on your dashboard.

Receiving Maintenance Requests

As you would expect, a tenant can create a maintenance request from within their tenant portal.  They will be able to enter in the same information, as well as attach images for your reference.  When a maintenance request is created, you will receive an email notification.

From there you can post messages to discuss the issue and set an agreed upon time to perform the maintenance.  Only you are able to schedule the maintenance.  The tenant can only report issues.
