Tenant Verification Reports

When applying to rent a unit, it’s common practice to require a tenant screening.  This process usually includes a background check, credit check, and ID check.  The combination of these checks is what we refer to as a Tenant Verification Report.

Permission to Run Checks

The landlord or property manager (PM) are required by law to have your permission to run these checks on you, and they must have seen a copy of your ID.

If they already have your permission and information, they can run the background and credit check on you without any additional input from you.

Background/Credit Check Request

If your input is required for the checks, you will receive an email and optionally an SMS from our system.  Follow these steps to complete your TVR application:

1.Click the Get Started button in the email.  That will take you to our platform.

2. You will see this application form: 

Fill in your first, middle, and last name (exactly how it appears on your ID – be sure to include your middle name if you have one on your ID even if the application form doesn’t show an asterisk indicating that field as required), followed by your email address and date of birth.

Below that, enter in your current address information.  If you have lived in your current address for less than six months, click the Add Address button to add another address.  You must cover at least six months of address history.

  1. Once that is done, agree to the terms and conditions and click the submit button.  You will see a message that either tells you to close this browser tab, or to upload your ID (if the landlord/PM chose that option).

ID Verification

If the property manager decided that they also want to validate your ID, once you submit your information, you will receive an email or text message prompting you to upload your ID.

After clicking the Validate Now button, if you’re on a desktop computer you will be presented with a QR code to scan with your phone.  Scan the QR code and follow the link.  If you’re on a mobile device, you’ll go straight to that link.

At this point, you just need to follow the instructions.  All you need to do is scan the front of your ID, the back of your ID, then take a selfie (picture of your face).  Once this is complete, you are done with the whole process.

Once you have submitted your application form, the property manager or landlord will receive your results. They will get back to you about the status of your application.

Paying for Your Checks

In some jurisdictions, it’s common for a property manager request that you pay for the checks.  If that was the case, you will be prompted to enter in your payment details before the form submits.

Payments are processed by Stripe, so you can be confident that your payment information is secure.
